back 300’ from any State Park. There
was an already-graded flat pad on the
property that was obviously where any
future development was meant to be
placed. When the pad was originally
graded, the adjacent park was a
County Park so they didn’t have the
300’ setback requirement.
“Oddly enough, this worked out well
for my client. There isn’t much of an
ocean view from the already graded
flat pad. We ended up placing the
house on the adjacent slope, which
happened to be exactly 300’ away
from the State Park. This slight
elevation difference yielded a
magnificent view.”
“It also enabled us to separate
private and public spaces as they
ascend the slope.”
The flat pad became the fire
department turnaround.
